Project Summary
We are acquiring this project end of June and plan to start ground breaking immediately. Drawings are stamped and ready for the permitting process, which should take roughly 2-3 months. Once the permitting is approved, our teams will be ready to build this home in roughly 4-5 months, then giving us a couple of months on market for sale. Our goal is to be in and out with our contractors and have this back on the market within 10-12 months. We have a realtor and appraiser helping us with this one, leveraging their resources to minimize selling costs. We've been conservative with our ARV, so we expect this home to sell quickly. It will be a desirable option for this part of the island and affordable for our local families.

Area Potential
1484 is located on Volcano Road, right off of the main road and right after Ali’ikane road in one of the neighborhoods in the Puna District. Volcano is on the border of Hawai’i Volcanoes National Park.

Current Condition
Construction will be ready to begin and the project is expected to take approximately 10-12 months weather permitting and availability of appliances and other materials. Based on average days on market for this neighborhood, we expect the total length of the project to be no more than 12 months. Pure Aloha Properties, LLC will serve as advisor to the builder, Simotes Construction LLC. Pure Aloha Properties, LLC will release construction funds to the contractor upon completion of specific construction milestones throughout the project.
